In short: Being told the list is finished is not the same as the list being finished.
The second visit
Weeks after a Wyndham Vale handover inspection we returned to check the builder's work against the original report. Some items had been fixed. Several had not.
Still there
A cracked roof tile was still in place. A stormwater pipe was still uncapped. Gutters still held debris. Articulation joints and the gap between a window frame and the cladding were still unsealed, and the eave linings were still unfinished.
The paperwork
The termite management notice, which belongs in the meter box, was missing at handover and still missing at the reinspection. It is a small item, but it is the record of what termite protection the house has.
Why it happens
Usually because a trade did not come back, or an item never reached the supervisor's list. The reinspection report records each item as fixed or still open, with photos, which gives you a clear record before you sign.
